The board kit.

Three pages to print and share: a letter to residents, the questions to ask your pest company, and a one-page scorecard the board can fill in and vote on.

  1. Add your names below. They go into the letter.
  2. Read the letter and change anything.
  3. Print the kit. You get the letter, the questions and the scorecard, one per page.

Questions to ask your pest company

  1. Who removes the stations when we decide they do more harm than good? Ask up front, and get the answer in writing. Bait stations are often left behind when service ends. We’ve seen a single building with stations from four different companies.
  2. What’s in the stations? Poison bait, or non-toxic monitoring blocks?
  3. Will you seal the entry points? Ask for a written list of every gap and what each one gets sealed with.
  4. What happens when service stops? Ask what stays, what gets taken away, and whether any sealing work is covered.

The bait-station check

  1. Count them. Walk the property and count every bait station, with a photo of each.
  2. Ask whose they are. Stations are often left behind when service ends. Write down which company placed each one.
  3. Ask what’s inside. Poison bait, or non-toxic monitoring blocks?
  4. Seal first, then remove. Once the gaps are sealed, ask the company that placed them to take them away. Residents shouldn’t open or move them.

Contractor scorecard.

Fill in one column per company. 5 or more yeses covers the basics of exclusion. Fewer than 5 sounds more like a bait subscription.
